Property Tax Assessment Notices Sent in Edmonton

If you don’t agree with what arrives in that envelope, you do have a chance to appeal by the March 12th deadline. After that, the assessment stands, which of course affects your property tax rate.
Some 326,600 people will receive the notices, and on average they show a decrease of 1.7 percent in the single family home category. Condo, townhouse and manufactured home owners will see an average decline of 1.9 percent, while apartment owners will see their values increase by a half a percent. Commercial properties saw the largest decline, an average of 2.4 percent.
The city’s manager to Assessment and Taxation, Rod Risling, advises homeowners to compare their valuations with those of their neighbors before contesting their assessment. If there is still a need to question the amount, calling the tax assessors office at 780 496 6388 can usually resolve the issue.
As of now the municipal tax increase is tentatively set for 5.39 percent, but this varies by neighbourhood and will be affected by the education rate which has not been determined yet. The actual tax bills will not be sent out until May.

I feel you Rick. A lot of times you have to wonder where does the city get its numbers from when determining our property taxes. But one thing to keep in mind is that your tax assessment doesn't determine the maket value of your home.

I understand but the assessed value of your home lends apart in the calculation, and i would think based on geographics that if our area was assessed with a average increase of 17% that it would then apply to all in our area (within reason) and if that statement is true why has my home value increased when others have decrease that live 4 doors down, also what other part of the city has there been an increase of 40% in the last two years. On edmonton ,ca it states that the average assessment change for our area is 2.9% not 17%. I ask myself what going to be the flavor of the day next year. I honestly think that they (the city assessors) have never made it out of the donut shop to visit my area as the information on my property and several others is incorrect. Total incompetence on their part and then when you want to dispute they charge you for that as well. I am going to challenge the process as the information that they advertise doe not support the assement.

Rick I think challenging your assessment amount is a very good idea. If you need Sold comparables for your area please let me know, I will provide them for you.

Properties are supposed to be assessed according to their market value,but rapid changes in the market mean many property tax assessors are overwhelmed and unable to keep up with the changes in value. and that means huge numbers of property owners are unfairly paying more than their fair share of taxes.

The city assessment is garbage as my property increased by 23 % last year and 17% this year how do they support that when based on the real-estate board it show the average increase for my area of 1-3 % not only that but some of my neighbors property values have decreased. 40% in 2 years please I feel like the city has no accountability to provide consistent and creditable assessments.
